The Aledo Real Estate Market in February 2017

I compiled data of the real estate market for Aledo ISD in February 2017. There was a decrease in the number of homes that hit the market over last year. The number of new homes on the market stayed pretty consistent with what we saw in January this year (53 in Jan vs 56 in Feb). However there was an increase in the number of homes sold this year as compared to last year in February.

New Listings: 56 (Down -21% from last year)
Sold Listings: 41 (Up +28% from last year)
Average Sales Price: $352,610 (Down -2% from last year)
Days on the Market: 76 (Down -13% from last year)
Percentage of List Price: 97.9% (Up +0.5% from last year)

There was a significant decrease in the number of days on the market year over year for February (87 days in 2016 vs 76 days in 2017). 37% of homes sold this month did so in 30 days or less. There were 10 homes that took over 140 days to sell. Thus skewing the average towards the higher end of days on the market.
