The Aledo Real Estate Market in July 2016
I compiled data of the real estate market for Aledo ISD in July 2016. The market experienced its first drop in the average sales price (-6%) since April 2016. Of the 58 homes sold, 21 of them sold for $400,000 or above.
Here’s a breakdown by sales price for the 58 sold homes in the month of July as seen in the above pie chart:

19 homes sold for $201-300,000
13 homes sold for $301-400,000
15 homes sold for $401-500,000
5 homes sold for $500,000+

Sold Listings: 58 (Down -4% from last year)
Average Sales Price: $346,666 (Down -6% from last year)
Days on the Market: 69 (Down -12% from last year)
Percentage of List Price: 98.4% (Up +0.3% from last year)[/pullquote]
The average days on the market was 69 while the median days on the market was 37. In July, 28 homes sold before they had been on the market for 30 days – that’s 48% of the homes selling in less than a month. It will be interesting to see how or if the decrease of new listing in July affects the data for August – specifically days on the market and sales price.
